  It’s no secret that ‘selling a house’ in today’s  market is synonymous  with ‘finding a buyer’. One won’t occur without the other. Getting it on the MLS (Multiple Listing Service) is relatively easy. Getting it ready for the buyers out there is the challenge.

·         First, to peak their interest to look closely.

·         Second, to make it look to them, when they do come to see your house, that your home has the look and feel to drive their emotions strong enough to make an offer on it.

·         Third, to be willing to negotiate an offer even when it does not meet your expectations.

 
    Buyers have a large selection to choose from. They can afford to be picky. And they are looking for the best value for their money. Especially now with lending companies requiring more money down, coupled with taxes and insurance much higher than they expected.
 
   Pricing the property properly, making necessary repairs if needed, and maintaining a presentable appearance, should all be at the top of the ‘to do’ list from the very beginning. Yes, it may have greater or lesser attributes than the house down the street two years ago or last month but, that is what the negotiation process is for.
